Greater Seattle Retail Site Selection


Finding the right location for your business in the greater Seattle area doesn't start with a realtor, it begins with understanding your customer and the market. Location, location, location. What they say about buying a house is even more true when locating a business. We take a market-driven approach to the site selection process:

Establish Criteria

The following information is used to develop a matrix of critical site criteria. We begin with client provided materials, then fill in the gaps as needed with secondary market research. If it isn’t readily available and free, we will determine the most appropriate reports to buy, and get prior client approval before purchase.

  • Business description and details, including: sales forecast, positioning and differentiation.
  • Define geographic criteria
  • Define target customer profile (demographic, psychographic and buyer behavior for target areas).
  • Define industry success factors based on best practices
  • Proximity to entities and businesses targeting similar customer profiles.
  • Proximity to competition.
  • Metro data (by zip and neighborhood as available), such as: transportation, population, density, demographics, psychographics, behaviors, trends, etc.

Analysis & Matching

The following analysis will be done to narrow the field of possible locations:

  • SWOT and relevant PERT analyses
  • Cross-tabbing geography, demographics, psychographics and purchase behavior with desired target data and market forecast.
  • Identify area entities and businesses that help, hinder or otherwise validate location.
  • Mapping of competition/density and relation to market potential, customer clusters, business hubs, related businesses and venues, buying radius, accessibility (foot, bike and highway), amount of foot and highway traffic, transportation and crime rate.
  • Identify missing business category gaps in the area.

Recommendations 
& Reporting

The next step is to confirm our evaluation and assumptions with you, before ranking the locations and finalizing the report. 

The final report is a  page-by-page digital report in presentation format of the pertinent market research, analysis and recommendations.
